We have a $5m property based on multiple tenant NOI and strong demand location. Will let you buy it for $2.5m with your 1031 proceeds. We will master lease nnn back at an agreed upon rate. @dothedilegence The person who owns the back end of the note and has the most to lose. It's like a wrap. They own the 1st. You own the wrap 2nd. But They just get all the payment until they are paid off and then you get all the payment after that.

Yep. They get the rate they banked on plus payback. You get the rest. They essentially have an amortization schedule inside of yours but it just takes up the entire payment. If their rate is higher then yours your equity is being eaten up until they are paid off. If their rate is lower than yours, you're actually gaining on them as time goes on. So your equity spread widens. Either way there's a difference in the two payoffs.

@LukeGromen Was easily able to revalue years ago. Now internal problems makes it harder to revalue. But they are subsidizing lots of exports which might make it stay where it is or possibly able to revalue.
